	Grok (or similar AI like ChatGPT/Claude/Gemini) &#x2014; Letters to residents (inform/instruct) if you have ANY legal reasons, please have the communication reviewed by an attorney: Use any of the LLMs (Grok, Gemini, ChatGPT or Claude)    



	OR Social Media post help: Any of the LLMs.  Use a prompt to help you create a one-off or a campaign.  



	OR Upgrade the pictures of your homes/units on your websites or flyers: Most LLMs have built-in image editors.  I have found that Nano Banana inside Gemini is currently working best, but the race between it and ChatGPT is always close.  NEVER fake the space.  Use to show the space as if it were a model, adding furniture and decorations that you may have used as staging in the past.    



	How to use: Prompt for professional drafts (e.g., "Draft a polite late rent notice for Florida law, include grace period and next steps") or social media posts ("Create engaging Instagram/Facebook posts promoting my Miami rental vacancy, highlight pool view and proximity to beach"). Refine iteratively. Free/SuperGrok access helps with unlimited, high-quality output.   



	Canva or Adobe Express &#x2014; For visual social posts/flyers.   



	How to use: Design "For Rent" graphics, vacancy announcements, or tenant newsletters with templates. Pair with Grok for copy.   



	DocuSign or HelloSign (Dropbox Sign) &#x2014; Standalone e-sign for letters/agreements.   



	How to use: Upload drafted notices (e.g., lease renewal, violation), get e-signatures for proof.  



	   



	Jot Forms or Cognitio Forms: Move in/move out checklist:&#x2013; if you use MS 365 it has a built-in forms creator.  



	   



	Google Drive/One Drive with QR code links is great for any downloads your residents may need: Onboarding info, property info (where are the shut off valves, what are the trash service pickup times, etc.)  



	   



	QuickBooks Landlord Studio - Pricing: QuickBooks ~$15-20/month; Landlord Studio has free tier for basics.  



	Rent Collection (Standalone Payment Tools)  



	Focus on secure online payments, reminders, and tracking without full property management.  



	
		Baselane &#x2014; Great for rent collection tied to dedicated rental banking. How to use: Set up free rental-specific bank accounts, invite tenants to pay via ACH/debit/credit (often with low/no fees for landlords), automate reminders, and get instant deposits. It tracks payments automatically for basic ledgers. Pairs well with other tools since it emphasizes banking/bookkeeping. Pricing: Free (with perks like cash bonuses for new users). Ideal if you want banking + payments without extras. 
	
	
		PayRent or ClearNow &#x2014; Pure rent payment processors. How to use: Tenants pay online (ACH/card), you get funds quickly, with auto-reminders and late fee options. Minimal setup&#x2014;share a link or portal. No tenant screening or maintenance. Pricing: Low transaction fees (e.g., tenant-paid or flat); landlord often free/low-cost. 
	



	Other mentions: Zelle/Venmo/PayPal for very simple (but less professional, no built-in ledgers or landlord controls).  



	   



	Trello, Asana, or Microsoft To-Do inside MS 365:  



	Project management for maintenance, cleaning, etc.  For routine annual, quarterly, or move-in/move-out procedures or one-off maintenance needs:    



	Trello (as you mentioned) &#x2014; Excellent for visual workflows. How to use: Create boards per property (e.g., columns: New Request &#x2192; In Progress &#x2192; Vendor Assigned &#x2192; Completed). Tenants email issues or use a shared form; attach photos, assign due dates, add checklists for recurring (e.g., HVAC filter changes). Free and flexible.   



	Google Sheets or Notion &#x2014; Free custom trackers. How to use: Build simple databases for maintenance logs, vendor contacts, warranties. Share read-only views with tenants/vendors.   



	UpKeep or Fixflo (maintenance-focused, but standalone tiers). How to use: Tenants submit requests via link/app (with photos), you assign vendors, track status/costs. More structured than Trello for repair history.
 


	Rent Perfect through National REIA and your local REIA  



	Rent Perfect streamlines the core parts of self-managing rentals: tenant onboarding, screening, leasing, and some payment/maintenance basics. Here's a breakdown:

The easiest solution is to install a driveway "French Drain" to divert the water from the entrance to the garage. You will need to use the removable grates so the drain can be cleaned out.
 


	Another solution is installing a sump pump in the garage to keep the water out of the house. 	I&#x2019;ve got a small rental property I&#x2019;ve held for a few years now, and I&#x2019;ve noticed that after a heavy rain, water tends to pool near the base of the driveway&#x2014;right where it meets the garage. It&#x2019;s not a massive problem at the moment, but I worry that over time, it could lead to bigger issues like foundation wear or tenant complaints.
 


	I had a quick chat with a local concrete contractor who was doing work on the next street, and he mentioned that even minor grading issues like this can turn into expensive repairs later if not handled early.
 


	Has anyone else dealt with something similar on a rental? Curious if you&#x2019;d recommend fixing it now or just keeping an eye on it for now, especially since the tenants haven&#x2019;t said much.
