	many deals in many different ways and is very knowledgeable about all thin
	gs real estate. He literally stared with nothing\, financing 100% of his f
	irst 11 properties and turning that into a full-time real estate investmen
	t\, buying and selling over 1\,000 properties for his own personal portfol
	io.    \n			\n\n			\n				Beginning as a part-time investor with a busy\
	, full-time career and out of state travel\, Krulac was able to accelerate
	 his real estate holdings by purchasing (in one year) 39 properties\, and 
	selling 35\, while having a full time non-real estate job.    He specia
	lizes in locating\, researching\, purchasing\, improving and selling niche
